-its a 5 acre seasonal park on a beautiful large lake near Cooperstown NY with 30 cottages all owned by the tenants.

They may be better in the future but with summer, if things are off, give notice so new tenants can be in by September.Month to month is the beauty, you have control and start fresh with giving current tenant your terms and be firm from the start.

It's a bit of a fixer upper, but I have a construction background, so that's really not intimidating to me at all. 

To do so with no background in it and in multiple cities would be a tall task.  

I have little to no background in real estate or fixing properties so I wanted to make sure I didn't bite off more than I could chew with trying to do flipping.

However, this is a beautiful setup for a real pain in your rear end. i.e. did they give you a receipt?

We just put a beautiful house in Garden Grove on the market on Friday and today received an offer from a local buying agent with a well known firm that he would like to hold open houses for us Friday, Saturday and Sunday this weekend in order to get a buyer and earn the 2.5% commission we're offering and that on top of that he will throw us an extra $500 for allowing him to do this.

It performs thorough background and credit check by scouring court records and documents
