Hi,So my friend is building a ~600 sq foot ADU (Accessory Dwelling Unit) in their backyard to be rented out as a "private residence" (think of it like a 1 bedroom studio/apartment with its own living space/bedroom/bathroom.

We ended up renovating one of the two bathrooms, cleaning up the other as it was in good condition, designing the kitchen cabinets around the already existing countertops (which were a level 5 granite called Cosmic and worth roughly $100/sf), re-tiling the mechanical room and carpeting two of the three bedrooms.

The discussion is open to all ideas and materials, but so far I've learned to paint with mildew primer in the bathrooms followed with semi-gloss paint, go with American Standard Cadet 3 style toilets, install commercial grid drains, still on the fence about high end laminate flooring or wood style tile, etc. etc.
