I have no paperwork or agreement with the previous tenant, but, I was provided a deposit credit from the previous landlord upon closing that was writen into the purchase agreement.

The amount of the buyout can range depending on your credit score and how much you are putting down (and a few other items).

She has not recieved any receipts as she did not want to jeopardize Marg's Social Security by showing rental receipts when she applied for the FHA loan.

More specifically, they are worried that the appraisers won't give full credit for the upgrades, and will not / may not look outside of the development to find comps (even though the others are less than a mile away).  

I agree with the poster above ... business with a concentration in Finance would be my first pick ... it applies well to RE, and it also "travels well" if you decide to initially pursue a job outside of RE ...
