Clarifying early, it's a two family - I live on the bottom and will be renting out the top portion.I think I am going to go with keeping the machine, but disabling the coin part as @Jeff Watson suggested.

So, it really is a deal to be determined by the investor making it.With that said, I would suggest looking at properties without an HOA or lower HOA.

(He had received over 10 grands commission acting the buyer’s agent though.)Though there are improvement could be done to the property (install an additional bathroom, update kitchens, add compressor for A/C), given we bought it at a retail price, probably it’s not an option to make these updates and sell it.Any advice would be greatly appreciated!

As a wholesaler trying to score a deal in this type of market, I would strongly suggest that you do your due diligence and make sure you have a buyer who actually wants what you are assigning.

@Greg Martin I would suggest you go in and empty all the refrigerators.. the stench will be worse everyday it sits. and block fridge doors open, so they can air out,, pull plugs so if power comes back on they won't.
