Hi All - I would like to get into a partnership with a friend(non W2) who has been investing in RE for few years and would like to know the best way to structure the LLC such that mortgage lenders will be OK with him owning ~ 50% equity?

How would you structure a partnership, where one partner is putting up the money, and time, and the other is just basically acting as a co-signer?

Hi - I invest in small (2-4) multi-families with a friend  through a LLC partnership. 

@Jeffrey HolstHey Jeff, What responsibilities does each of you hold in your partnership with your out of state partner?

If it was a partnership or S-Corp though, it will have a separate tax return.In terms of needing a holding entity in Wyoming, I would speak to an attorney, but I think it is overkill, especially as you are starting out.
