My materials probably ran $2-$4k, (I also replaced a lot of old plumbing runs while at it), but a fellow investor was just quoted $20k for a basic small up/down duplex !!!

Low slope roof on 1,200 sf starter home in working class neighborhood.It seems like the proper option is a TPO roof with and estimated lifespan of 20 years.It seem that the cheaper option is to replace the exsisting MSR roll roofing with the same again which has a 8 ish year lifespan.The price difference is $1,800.Do buyers know or care ?

My favorite is the tenant that complained that the toilet was old and needed to be replaced because that was causing him to miss when he urinated and it was becoming a real pain for him to have to clean that up every time.
