Should I engage a real estate attorney at this stage to draft a lease?

When we originally engaged the Seller about purchasing the home she had her termite company check the house again.

So that being said, I plan to go with Vinyl Plank flooring through out my units whenever I have replace carpet.

For example, not a good idea to use regular tile on floors (mobile homes "breathe" with temperature and humidity changes), best to use vinyl tiles that have beveled edge and grout with special pre-mixed grout especially made for these tiles or vinyl wood planks that "float" and leave half inch gap at the walls....same with carpet, need to leave half inch gap at walls, otherwise carpet will buckle and need re-stretching.

We were tempted to glue down vinyl plank (we had luck with pressure sensitive glue in another rental), but it seems like that will require us to add a subfloor.

I always thought of Roth IRAs as being "tax-free" but it appears that they are subject UBIT if it seems that the IRA "entity" is engaged in activity the IRS considers to be "unrelated" to it primary purpose (in this case, investing for retirement)...Is there anybody out there who is doing this?

Do you engage in that written agreement before the property is purchased or after?

They met and got engaged.
