I thought I would try and make some connections in these two regions before my trip and go from there.From what I can tell, TN seems more expensive across the board than Southern MO.

In some areas, I know agents who need to be members of 3 MLS because they work on that "overallapping" border region. 

Specifically the southern region.

Smaller local/regional banks and credit unions are good places to start for those.

This is not likely going to be conventional Fannie/Freddie debt, but some smaller regional lender, or a DSCR lender may have these types of programs.If the 20% downpayment is the sticking point for investing, I can also advocate to look for ways around this.

The property is located in the southeast region of San Antonio, and it's on the exterior of that region (outside Loop 410). 

Anyone willing to share the name of a good tax guy in the pacific northwest area?

I'm looking to establish an account with a regional bank in the Hampton Roads Area, Any reccomendations or preferences by those in the BP community use.
