Fir Cedar and on the east side of the moutains Pinesome hard wood but mainly alder with a tiny bit of Oak.. nothing much else in Hardwood.So we of course have all the big dimension stud lumber mills.. they all have log buyers.. so we contact a log buyer to get their delivered log prices.. then we know that we can log for about 250 per MBF camp run to the mill.And then we know for example right now domestic fir is bringing 800 per MBF camp run which is pretty much an all time high... so we know there is a 550 delta.. now then you have stumpage.. the land owner will want a stumpage price for the logs which is generally about 200 to 300 per MBF  leaving a net profit of 200 to 350... now some will do all this for a 50 to 100 MBF net profit.. just depends on the stand..

Hi Matt,Yes this was my original idea to rent in San Diego so the customer will enjoy the ocean - go surfing and stay at there own home by the ocean - seems like you surf yourself and I'm learning to be in that camp as well also all of my RV's going to Burning Man Festival from Diego which is popular and profitable for my business and here in Utah people mostly go to YellowStone from Salt Lake or any other canyons as nature here is beautiful and surrounding by canyons and mountains.

Unless this is standard in an area, which I doubt, it could be that the PM has landlords who procrastinate too much about repairs and repainting and so forth during the downtime, and out of desperation, the owner of the PM has said "right, you can leave it empty for two months arguing about the paint but your gonna pay me whilst it sits there", and over night, the PM adds a $30 don't piss me off charge.You could just ask them why they have this charge.
