@Dave Madoch Without knowing your price range, areas that you're most likely to find affordable multi-families within the shaded portion of this map are towards the west(Logan Square, Avondale, Irving Park, Albany Park) and North(Lincoln Square, Edgewater, and Rogers Park).  

From what I've seen and read, if you can get close to the 1% rule in Western WA while staying in the Greater Seattle area, that's pretty good.

My wife and I just started a venture in North Texas, we were able to cash out some stocks late last year and put a down payment on a SFH in a north dallas suburb.

I am debating whether to go through a hard money route versus bank financing.Anyone have recommendations on solid hard money lenders, banks that lend in the North East Ohio (Cleveland – Akron – Canton) area?

The Bronx has great transit options, but is struggling to gentrify as quickly as North/West Brooklyn!
