The criteria is in no particular order.Price for the class of neighborhood I look for (we tend to buy Class a, proffesionals)Number of neighborhoods in this marketRent in each of these areasTypes and Earnings of Business who support my tenantsLikely hood that they are long term or short term and why would they rent over buymilitary - Due to the military moving frequently many will not buy, so they stay for 3+ years, treat the house like a home but do not buylocal factor- if these tenants are non-transient why do they rent?

If you pay more than the formula you most likely will reduce your profit.If you plan on 6 months between your buy and sell and that you are earning 20% during that time you can count the cost of financing and subtract it from your profit.Good Luck.Bill
