Lowering an effective annual return because you don’t want me (as an investor) to “get used to” an above-average return treats me as though I’m an petulant child and that I’m too foolish to see that it’s for the benefit of the GP’s tax rate.

I also have about $58000 in student debt at an average interest rate of 6-7%.

Just some basic information would be amazing to have, like inventory, average days on market, etc.

However, I still expect average occupancy rate of 80 - 90% is very much possible.On average as an investor, I would expect to earn between 8 - 12% ROI, if you are doing everything right.All the best!

In summary, I have had my ups and downs but I love this industry.
