I googled around it's all about what the sellers need to be aware when doing a land contract.

Ask them to search for active & leased house rentals in the area in the past 12 months.

On the legality side I would search on here for other posts that talk about Texas specifically as it varies from state to state.

I do understand people tend to get a bad name for not honoring their proposed sell by date, which is why I plan on networking at my local REI meeting and other forums first and then search for properties that they would like to buy.

Why don't you do a search on "Morris Invest" in these forums and read about the nightmares he has created for every investor who has done business with him. 

@Adam Horvath Used containers have a few negative things go with us (you could do some quick google search to know more).

I did a permit search and did not find anything but it is definitely old.
