Find a niche and focus your efforts on marketing to that niche.

I have been doing a lot of reading so far - books, forums, blogs and I have a LOT of questions :) Hoping this awesome community can help me kick start my efforts.

It's that simple...doing all this takes a lot of effort initially, but it all becomes 2nd nature. 

My only advice to you is be careful and apply the same intellectual rigor to your efforts that you do your profession.  

This would have made my research efforts much less difficult than merely googling for local insurance brokers.

Nothing wrong with that but sometimes I find that there is no substitute for boots on the ground, meeting with owners.You'll always find unmotivated sellers in direct mail and in person, the beauty of direct mail is that the effort comes from the owner to contact you, rather than you seeking them out.

In the event you make a mistake and someone comes looking, you want to be able to stand in front of the court and list the efforts you took to locate a person who may have an interest.  

So, long story short, I got over it and now try to figure out where can I make the most money with the least amount of effort.
