The tenants do turnover more frequently than single family tenants but all in all your ROI should be higher with the 2-4 units than it will be with the single family homes.

I know a lot of people on BiggerPockets are fans of working off market and avoiding agents, but a good agent will go to battle for you and give you a big advantage in negotiations, especially if you don’t have industrial investment experience.

The only downside is the money may be a little more expensive as credit unions frequently finance all rental properties as commercial deals.

Replace a ceiling fan.

If they were able to make a highest and best call within that short period of time, they are quick to make decisions.To answer your question, if the H&B was advertised they cannot legally accept any offers after....unless they are a fan of litigation. 

(I'm not a fan of this method, but it does work for some people). 

I've purchased several properties through Roofstock and I'm not a fan of their neighborhood rating. 

I will be making trips to NC frequently.
