Couple things that come to mind are schedule a regular landscaping company to trim the lawn, make sure utilities are on but shut the water off at the meter just in case there is an interior water break the property wont be damaged, make sure your insurance covers a vacant property and or a vacant property undergoing construction, if its in a bad area you may want to consider an alarm system (i use simply safe because you can install it yourself and use it on other properties as needed) leave some exterior and interior lights on and finally have someone go and check on the property once in a while if its going to be sitting.

If anything the greater concerns are increasing wage & class gaps, the artificial creation of dollars by the US, shifting policies that artificially create favorable market conditions, and things that if I think about it too long make my IQ of at least 1 start to hurt my head.

Because those can be wildly different- To the point above, if this is based off sale price it would include flips which I would argue artificially increase appreciation at the metro-level (especially in the short term)

There is no way the owner would be in profit based off a 462k loan with those tenet rental rates and that is not even including any capex, lawn care costs, etc etc.

those people may be great at writing code, or great at selling shoes, or great at installing lawns for folks with new houses, they just know nothing about real estate investing except what they see on HG TV or Morris Invest.
