So, if you have a full time job, and work 2080 hours per year, you'll need 2081 hours of RE work to meet the definition.Now, I've seen a presentation by a tax guy (Al Alieo, I think) at one of our REIA who says what counts is much more liberal than I would have thought.

If you get really good you'll develop a model where you "capitalize your interest and nonpayment" by borrowing more BUT you need to steal a D-E-A-L DEAL for that setup.

But to provide some value anyways, here are our costs.Kitchen: New cabinets, granite, hardware, appliances: $17K to $20K (includes labor)Pain interior: $2K - $4KBathroom: New bath/shower, toilet, tile work, Vanity, hardware,  $5K-$7K (includes Labor)New flooring about $6 to $10 / sqft installed.We personally put in a lot... again depending on the area and comps.New doors, new windows if they are older, new doors, trim, hardware, update electrical if it is outdated (people will just not be happy buying a house with AL wiring).Our absolute minimum we put into our houses is about $40K-$50K, but that literally doesn't get you much.

I also thought a "green" house was an environmentally friendly home that carried the Al Gore seal of approval, e.g., toilets that ran on rain water, central heating from mantle lava, appliances that could run on an AA battery if needed, etc.
