It is great when things go wrong on your first deal and you can still make money. 

You never know what is right.There is a right way, a wrong way, and an illegal way to wholesale.

Something always go wrong. bad tenants, maintenace problems, tenants fights between other tenants.

Here's something to think about with real estate say you put $40,000 of your own money into $100,000 property you have the potential to lose 100,000 on the property if something should go very wrong whereas with index funds are mutual funds if you put 40,000 in the most you can lose is 40,000 but in index funds are mutual funds if you keep it in there for a long period of time they will grow due to compound interest and due to the fact that the SMP has returned 11% overage history

I get it... some people are dumb and might end up accidentally blocking their vacation rental when they have a dentist appointment or something if they sync the wrong calender.

It appears as though, correct me if I'm wrong, you are basing the ARV off of Zillow comps? 

It's really easy to misunderstand, and it can cost you HUGE if you put the wrong numbers or things into the contract.Real Estate Commissions are typically paid for by the seller of the property.
