A house that needs 2000sf of tile ripped out and replaced isn’t worth as much as house with bad carpet which isn’t worth as much as one with good tile. 

Truth be told, just because it is off market doesn't mean the deal is good, in fact this tactic is often used to get people to believe something is worth more than it actually is...I recently had an interaction with another Real Estate agent/wholesaler who reached out to me about a listing I have. 

Yes as you suggested it does sound like hard money would be the best route to go if you are by yourself and don’t have the two years worth of “income” to support a traditional mortgage.
