If I fail to pay my electric on time....it gets cut offIf I fail to pay my water bill......it gets cut offCell phone bill, Insurance and insert all other payments.....they get cut offIf I am on Section 8 housing and I do not go to my appointments or fulfill the requirements.....my benefits get cut off Can you tell me any contractual agreement that if I do not pay that I do not get terminated ?

There is no doubt systems, numbers, costs, all that stuff are crazy important, but I think learning from the right people is more important... again, just my opinion.

Since it is a duplex, and the area might have better vacancy than this, but for budgeting, I like to use 7-8% vacancy for underwriting.5% Capex - it mentions "Newer", but I would really dig in and see what major systems will need to be replaced in the next 10 years, and back it out from there.

Cmon in the water's fine and there's always room for good QIs in the industry but you won't be able to do exchanges for any of your clients.And there's a little more to it than just the right docs.
