You are required to find a good property manager and learn how to manage a team from afar - which in all honesty, does take more work upfront however once you set up your systems it is much more passive in the long run!

My main system of marketing is currently Direct mail with a mix of postcards and letters touching my seller list at least once a month.

They changed a lot of the laws in 2019, so that just shows you that they will do whatever they want to obtain votes and stay in office.

As noted a small increase will likely be absorbed with increased demand, but a large increase to stem off systemic inflation will push us into negative leverage.

These subcomponents could be anything from HVAC systems to light fixtures or flooring and exterior improvements.

I am curious as to what systems y’all have seen success with on screening and receiving applications for tenets and filling your rentals?

has to do with fair housing and the systemic racisim we all hear about.
