I think some white trim (probably also vinyl, but I would paint it), shutters, and something with that entry way would make the house much more appealing.

Sure, the numbers are appealing, and no doubt, money can be made.. however you need to crawl before you run.   

You might also be able to appeal to zoning to add a 6th since you would be close to the threshold for 2, arguing LA's need for housing at the moment.

I think that's one thing that is super appealing to me, is the fact that everyday its something new, I love trying to figure out new problems.

That's where writing down goals and milestones on the way to accomplishing those goals is key- you can see visually when you have done one task and made progress towards the goal.
