What I would do instead is arrange for a contractor who is familiar with lead abatement to do a walkthrough of the house, or at least whatever areas are easily accessible, and have them do a visual size-up of the property.

I have lived through furnaces being stolen from the property, water heaters taken, siding removed from  the houses that had siding,   Copper pipes being ripped out of our houses, to Ministers who rented our homes saying they could visualize themselves living there forever, but inside meaning to never pay the rent of course.

Thanks @Sean OToole and @Jim KellerI can see the theoretical advantage in being able to identify potential motivated sellers prior to notice of default, but I'm not sure this class is all that motivated, they have after all had special treatment for the last 5 years, I'm guessing they are pretty darn comfortable.

The best price I've found is $49 for first treatment for cockroaches and $99 per quarter after that with a 1 year commitment.

Even if the issue is on 2 properties out of 10, well they maybe exactly those rare opportunities that other investors overlooled.Same for Airdna or mashvisor.These tools are even dangerous because they present the results in such a nice professional way that a novice investor will trust the quality of the visuals, regardless of the quality of the underlying data that they ignore.

It helps me look at the year and read down that column to see what the returns were to visually compare.What I wanted to do and what I started out doing was trying to figure a way to include my additional payments I make since I don't conform to just paying the standard principal amount.
