I am a long distance investor so driving by isn’t really an option but I can find someone on Craigslist to drive around the neighborhood and record video if that turns out to be something I do.I’ve heard horror stories about properties that already tenant occupied so I’m a little worried.

Also in regards to your renovations, if you get it under contract you can then get an option period to get a contractor in there to verify your renovation estimates (at least in Texas), also if you have the time you would be shocked how much time stuff you can do yourself by watching a few YouTube videos (minus electrical and plumbing...)

I only invest in multi-family and don't let potential tenants with violent histories in my properties, but if you're comfortable with letting one of these tenants in I would check and see if either can get a co-signer as that will help minimize the low credit score and you can go after the co-signer (as well as the tenant) in the event there's an issue with rent or damage to the rental.
