So I ran across this Jerry Norton video where he says part of the time you may be able to pay your EMD using your end buyer's EMD if you put in the contract a clause saying that you will pay your EMD at the end of your inspection period.

@Doug Smith I’m not sure if this will work for you in your situation, but I sometimes use a motion-activated “trail cam” that takes still photos and/or short videos.

They sent us the video, negotiated the terms over the phone then we sent an international wire transfer to the broker to hold the property.

ALl that work and he is back to square one.I feel so horrible for him because I know how hard he has worked, and put the money he has been earning into buying this equipment and the trailer instead of wasting it on video games, etc.

So I am blessed with every day I get to interact on BP.. help my team members do deals put new families into their dream homes.. its all good..
