I intend to make this a passive venture via the use of a local property manager, and have built out most of my "team" (finance and attorney are good and working on broker and property manager with a few irons in the fire).  

@Mike Moore, several of us on here offer different ways to do that (joint ventures, funds, partials, etc.).

Look off market or venture 1-2 hours outside of Boulder.

My original plan was to simply rent, but my dad has proposed the idea of a joint venture.
