I really want to work with this investor and I see the long term value, but my time is extremely valuable and I don't want to get bogged down in a bunch of paperwork and logistical headache for such a small amount of money.  

I understand he's willing to pay more, my point was upgrading the electrical system could be more valuable then raising the rent. i don't know your property nor the requirements of the dudes grow set up...bit I imagine it could benefit both of you with an upgrade.

Only had to evict 2 people since 2007 but when you do, you learn valuable lessons

@Preston Doe  I cannot stress enough that getting in front of people can often times be much more valuable than reading some forums or books. 

It would give you a chance to start earning some money and getting valuable experience as a landlord.

I would guess, as it appears you did, that "0030005225000" is the parcel ID, but I would verify it with someone at the county.One of the things I've noticed is that anyone who's late on a single payment will show up in that list, and I don't find that very valuable. 

It could clue you in on valuable information when you are considering your offer.
