The other option is to just buy the single family home and then buy a 4 plex but the 4 plexs I am finding are not super nice and while the market today in anchorage commands rediculus prices for rent even on marginal condition places, will that trend go on forever?

I'd be interested in seeing the experience of a big time user (you know.. homeowner goals!) 

It does command a decent rent based on the previous renter that would cash flow about $200/mo (if they accepted my 20k lower offer).

User-friendly, good value for money, and they offered all the course materials I needed to pass the exam.
