Additionally, although these are extraordinary circumstances, if a tenant was asking us to work with them I would require detailed review of their financial situation before making any concessions.

If you were offering some sort of guarantee to my team, that would be 6 times you would have paid us back for circumstances neither of us had control over.

In the end... moratoriums will open up a whole new world of establishing more stringent tenant criteria and move-in requirements such as ACH pre-authorizations, etc. etc. which will only elevate a LL's security but will unfortunately result in a tenant vs. tenant situation soon afterwards for a long time to come.  

The property would just be part of the capitalization of the new LLC/partnership -- again, talk to an attorney to see how it works for your circumstances.
