As far as I can read your circumstances, that does not seem to apply to your "facebook friend" (buyer bird dog) or your "connection guy" (mucha moula)?  

There is no whizbang system, each deal stands on its own, they are hard to duplicate due to the circumstances and the situation a hand, learn to identify the possibilities

There's really no good evidence/link anyone can provide as these are merely speculations - given the long bull market run coupled with "circumstances" they deemed reminiscent of what happened prior to 2009 dip.

I am aware the best option is to not have to borrow (in most cases) but due to a couple unforeseen instances with previous tenants we have had to dip pretty hard into the savings.

If none of the strategies you like and are willing to work anymore due to external circumstances, you can keep what you have from the time when some or all strategies worked and focus on preparation for market conditions to get back into your frame of strategies.I agree that currently most published strategies (at least published on BP) still work if you find the right deals.

@Logan M Walters If they lied on the application and tried to cover up the eviction, then that's a red flag despite the circumstance.
