I will start out by introducing myself, I am currently a licensed Mortgage broker/Realtor here in Florida and after taking a BEATING for the last year I got tired of seeing some of my counterparts cashing in on REI.

I got tired of being a suit -and -tie -guy and found investing in real estate.

My advice would be to maybe focus a bit more on one thing.Building your buyers list is great, make sure you keep up with them.Another way to possibly find some deals are looking into abandoned homes.I would answer more but I am really tired, feel free to pm me if you have any specific questions.

Have more business meetings with your spouse/business partner, fill up your car with gas to look for houses/going to the bank, you use your cellphone/computer/internet for work, you need to maintain your car for work to meet agents (oil changes, tires, rotation), dyson fan to keep you cool in the summer time, a ladder because, why not?

Tired of throwing away your money on rent?

I currently own my own sports supplement business and personal train as well. i am getting married in june and have always wanted to invest into real estate. i am tired of trading time for money so starting next week i am only personal training from 530am to noon monday through friday and the rest of time i want to spend learning the game of real estate.

Makes me tired thinking about it

Could start it with, "tired of dealing with those constant tenant headaches...

One type has had life change hit them quickly and they don't have time to lag on the market and list their house; others are tired landlords who like cash-flow but are done with tenants and toilets.  

Did you feel it helped weed out potential tenants versus "tire-kickers"?
