Live in one unit and rent the other three, or how ever many there are.

This is a fairly dense, inner ring suburb, so they maintained the typical 1/2 mile radius, but utilized 12 months of sales data versus the typical 6 months used on single family.  

The 'monitored without your consent' hopefully refers to homeowner initiated stuff like Ring doorbells, but if the language doesn't make that clear it's worth asking.The 'protection period' is so that untrustworthy buyers don't get an agent to work hard for them for months, ditch the agreement or let it expire, then go on to buy a property the agent helped them find and/or investigate without the agent getting paid for their work.

I have also been told to have the home appraised not sure this is necessary when three independent realtors have said 600k.

I know @Brandon Rush started with a house hack in New Britain and is up to three properties in 2 years.

Hello again, BP.So, I have not raised my rents in roughly three years, but really feel the need to increase rental prices now after looking around.Currently at $1,245 for a 2 bed 1.5 bath 1060 sq ft flat in a B+ to A- location.Should I offer the increased price of $1,445 to the current tenant or remove them for minor renovations before renting back out?
