At least 2-3 times each week, I get a referral or lead for someone wanting to buy an investment property with 5% down that cashflows $23.00/month with an insurance estimate that is half of what's realistic.

What I loved about them was that each property could have it's own checking account.

Due to personal faith based reason, I prefer to only invest in all cash deals that don't involve traditional financing (so typical passive RE options like syndications, RE funds with fixed returns, REITs etc are not a viable option for me). 

If you are going to rent through section 8 housing, don't expect to get a good return on investment.

So, essentially, you are introducing a new uncontrollable risk into your landlord proforma.

How was that experience and was it worth chasing auction homes and trying to rehab/flip those?

I have rental properties in both NV and AZ, all are 1 to 4 unit properties. 

If you thought that was just a one-off issue, think again.

A property that needs little or no renovations would be ideal for our first property.I am wondering if you guys have any more insight into specific areas that are good to invest in?
