I will keep my story short and voided Of all the details because I think we get the jist.

Whether I flip or build value and hold onto a property, is a question that remains unknown until I come up with a more detailed plan. 

Jay Garrison you don't technically need an agent and if you don't use one in this scenario, I would guess the listing agent would take all the commission to try to represent you and the seller.
