You have picked Cleveland as the victim city in your response, Cleveland is a strong RE Investment space, it all boils down to the same logic as anything else, no matter where you are in the country, you need to  have a good plan, team, asset in place for your out of state investment to be a success.

FYI:  the term TURNKEY means a rental with tenants in place, with cash flow (but you need to due diligence to show you that).While you can find "turnkey provider" companies ( which act like a broker between sellers and buyers), you can also find properties (both SFR & MFU) on the MLS, FSBOs (for sale by owner), and even here on BP.So a "turnkey opportunity" need not imply broker style commissions or an intermediary like a PM(property manager).Best wishes.

Hopefully you bought a property that will attract better tenant than you just got rid of I saw on line yesterday a neat device it has a strong pulsing light followed by military grade pepper spray.. and ergonomically built so joggers can hold it while they jog.
