A friend of mine who is also a real estate investor told me that having a kid under 6 year old will bring only troubles with sec 8 as they regulate the building codes way more strictly and can ask me to repair "unnecessary" things.

You should have said I am living a extremely frugal life style, am paying the bare minimum for a room to rent and am saving every possible penny I can planning for the future.Real estate investing is hard work and takes strict dedication to succeed.

Mark as one who routinely has to get surety bonds for cities and licensing here in Oregon.I can tell you I highly doubt the rental class of anything below A class will qualify for a surety bond.then just try to collect.. :) remember its insurance they don't pay easy..
