@Marc Celoy My first property was a Condo that I purchased to live in but made sure I bought it in a way that it would cash flow as an investment once I moved into a bigger and better property.

@Marcus Johnson- I do not have experience in this by I think if  you have the existing contract ending 10/30/2018 I would do what you are suggesting of end one lease and start a brand new one.

This all stinks bc the wood beam is brand new. 

The commercial spot, if bought, I think a plan  is to convert it to just a regular living space of studios or a 2 bedroom apt.

Moving to DFW and brand new to the city. 

Bought it below market with below market rents.

Bought a single screen theater in a small town and flipped it a year later for 50x.

My cash flow from my Houston portfolio would beg to differ (of which, about 700 units were bought in the last 2-3 years so we're not talking about properties bought in the 80s that happen to be doing well today)

My experience has been 2 flips, a single-family flip I did about 10 years ago and I’m about to finish rehabbing a 2 flat I purchased in 2014, I originally bought this property with the intention of renting in 2014 but about 9 months ago I decided to rehab and flip it do to the increase in value in the last couple of years.
