I would also run test ads to test to see if you can fill vacancies easily, I would research the market to see if there are a lot of jobs for low income folks in the area (stores, gas stations, construction, blue collar jobs, etc), check the crime rate, find out what the median house hold income is, find out what the median house price is, check if there are schools close by for families, etc. your due diligence is going to be a huge list so that you know this will Be a good-great investment for you.

As for the articles and posts on BP, that has been what I've been focusing on (mostly on the podcast since it's a more interactive way to learn & also I have a very long commute every day about an hour and a half to one from work).Depending on what duty stations are available when it's time for me to pick orders, will determine if I will leave the military or not after this study station.

It is in a good location - where rental demand by professionals commuting to NYC, is generally high due to proximity to train station.   

Downtown walking distance to everything including the train station.

Not to freak anyone out, but I think some borders for states might kind of close and or perhaps days a way from temp domestic airport closures, trains stations, bus stations.

I don't know the market or anything but I've been stationed here almost three years and a lot of officers I know bought land in that area. 

However, due to my researching it appears some sewer department services (an uplift station) will need to be upgraded.
