I'm hoping that some of you local investors and real estate professionals can help bring me up to speed on the market.I've done some online research, and here's what I've found so far:Phoenix was just projected by Realtor.com to be the #1 hottest metro market in the nation in 2017Downtown demand at the urban core has helped spur rent growth and the city has seen lots of commercial multifamily activity latelyIt's a low inventory, sellers-market... especially under the median price of $300kIt's considered a great place to invest in real estate due to continued population growthApparently all this great news is a huge 180 degree turn from 10 years agoFrankly, it's starting to sound a lot like Sacramento, CA where I'm from.

I don't want to discourage you but if you are new (and this is an assumption) don't let too many shiny objects distract you from whatever you first goal is in this business.So if this fits into that category then full speed ahead!

I presume stated 18 mon timeline it's probably a flip.Assuming that, you are prioritizing speed, control, convenience, and access to capital, with exceptionally strong cashflow individually.

More then anything I feel bad for the owner because he is not going to have enough security to cover what a puppy "could" do in damages.We all know about professional tenants and this will just be another way they can take advantage, I know some people do need the companionship of an animal to make life better and I can see an owner who does not allow pets that now has to let one person have a pet and that is fine but we should still legally be allowed as landlords to get security for an untrained animal in my mind.Of course these are all my personal opinion not professional, I have never broken the law (other then speeding lol) and I never plan to.Thanks for letting me vent on here folks, as all of us should we use this forum for help and you all gave me things to consider.

I walked away from it after the loan got sold for a 3rd time.I would assume if NYS opened the reins and allowed the foreclosure process to speed up, there would be a good opportunity for investors to pick up properties.
