Does the site send out automatic notifications to the tenants via phone every month to remind them of rent payment?

10-month lease at $2900 to a known quantity, but having to clean, repair, and market the property again next summer? 

In any case, you might find the cost will be more than just trucking away excess dirt (or relocating it on site, if you're that lucky). 

Hi all, Got really lucky and found a deal in Ocean Co, picking it up for $115K, needs about $10K max in work (flooring, paint, cleaning), and will rent for about $1600/mo.  

When I started out, I picked apart information on the City-data site. 

I spoke with one guy that seemed very professional and respectable that offered to take a serious on-site look through my project and advise me for $500, prior to potentially putting together a plan and coming on as a general contractor. 

Not only do brokers have the right connections to get the site in front of the desired Tenant, but negotiating a deal with a national can be tricky and without proper representation you could be getting a raw deal.

Does any one know any site were i can get a nice template or a strategy that you mite use to contact off market properties???
