I currently haven't used other methods outside of the MLS, but I might have to expand my search and/or seek properties through off market channels.

@David Murff I doubt the numbers will be accurate at all, most important thing you could do is listen to what the sellers pain points are with this property and see how you can help them out of that problem by buying it.

Hi @Christian G Leone FHA works but with the PMI and the fact most seller tend to not be a fan of FHA offers you may want to seek alternative options.

@Jonathan R McLaughlin hit the correct answer (at least the one I have run into before).It can be a pain because use has to pre-date when the zoning made it non-compliant.
