It's just so different than the COC return of the south or far west sides. 

The budget is $174,000 so I would need to find someone who can do construction for under $90/per sq ft.

Here are my thoughts:- MTR and STR would require furniture so I do need to pick a lane (LTR or MTR/STR).- We currently have STR and LTR in our portfolio so I'd like to try MTR.- We could furnish it and go for STR/MTR simultaneously, but we get occupancy near end of October, which isn't the best time for STR.

So what am I overlooking here?  

I don't do anything STR nor do we manage it so I can't answer many of your questions, but there are tons of great people on here and resources.

So, my advice...stay in your own country to invest and stay away from places you cannot speak the language and from people you cannot hold accountable.
