Those are markets I’ve heavily considered as a newbie but have been trying to understand why more investors are passing on those areas whether that be numbers aren’t rich enough for them, access to PMs, or some other economic factors that pose too great of risk to be an hour or so outside a larger market.

I have been reading about Real Estate whether it was the millionaire agent, Mark Ferguson books, invest four more, rich dad poor dad, emyth etc, and bigger pockets books.

I suggest you read "The richest man in Babylon" and also if you haven't "Rich dad, poor day".

You get to talk to them face to face and they get to see you are not an evil rich jerk. 

I guess the idea of getting rich with little money makes it very appealing.  

I’ve read “Rich Dad, Poor Dad” plus other business books.

I followed him up on it though, it was between his motivating words and the beginning of my reading for success journey where my riveting choice of book at the time was “Rich dad poor dad” and what really stuck with me during that time was, “If you want more money, simply change your thinking”.
