You are also right about the hard to find properties, as we are only seeing those coming up sporadically mainly from people looking to retire or moving out of state.

I would say do that in order to calculate the federal taxes. then also do state tax specific as well. https://taxfoundation.org/2017-tax-brackets/https://www.fool.com/retirement/2016/12/16/capital... also look at maybe a 1031 if you have another property you are ready to move one.

My investor training also helps with my work with "retail" buyers and sellers.Far from putting up roadblocks, I find that doing both gives me a great transferable skill set that works on both sides.I couldn't operate just one but the long term plan is to continue investing in buy and holds as a retirement plan.
