Properly functioning sewer lines don't need "maintenance"...My guess is, it's either an old clay pipe with tree root problems (in which case they should replace it, or remove the tree), or it's improperly installed / runs uphill (in which case, it needs replaced).

and they got some good advice, but they also mentioned they had a roth, so I was thinking: a withdrawal from a Roth would be the best way to access capital, only incurring minor taxes on the gainsand perhaps with the additional step of paying the taxes to remove funds from the 401K and putting those funds in the roth to withdraw prior to any rental purchase.Yes you would pay taxes, but no penalty and it becomes a fairly cheap way to access money without the baggage of retirement account investing or using high interest rate hard money etc.You are an expert in this space I see, so curious about your opinion

There are swamp tours, streetcar rides, the sculpture garden, Garden District tours, WWII museum, Mardi Gras World tour (where floats are made), etc. etc. etc. and lots and lots of great restaurants...We have the best food on Earth.

I have the primary residence which generates no income and for the properties which I own, I have done cash-out multiple times so overall my D/I is hitting the max.Is there a way, I can move one of my properties to my wife (we are in CA and she has quit claim all properties before) without any tax implications, to open up my D/II was thinking of refinancing, adding her back, and then again refinancing and removing myself but given we collectively have more than 10 properties, this route will not work.Any other ideas?

I ended not going for it, because I would do it the right way - get the professionals to remove black mold and certify as such, and the quotes left little room for profit.Lo and behold, the property soon went under contract, rehabbed and sold in 59 days of closing.
