There is money to be made in mobile homes on their own land but since the only real value is in the land itself because of the rapid depreciation of the mobile home -- buy and hold is probably the most profitable (of course, this is my personal opinion).

There is more diligence you can always do but stick to qualifying criteria first and then decide if you need more info to make a decision.Like you said, you have ample time to find the right tenant however that time moves rapidly if your not proactive.

If they hesitate in answering a question or answer a question with rapid unnecessary chatter both indicate a person is lying.A second interview of the possibly 10%, maybe one 1 or 2  potential applicants, will result in a application being submitted for background and credit check but by this point you are most likely screening applicants that will easily pass.

Rents and prices are linked; if prices are not increasing rapidly, then neither will rents.Furthermore, it's not realistic to expect a 10% return in any location if you include all recurring costs in your calculations.
