One of the first things I learned when I started studying REI, was that the estimates on realty sites like Zillow, etc. were wildly inaccurate. 

Start amassing knowledge by carefully studying RE investing.

You will either have to hire and fire successive agents (shotgun approach) or you will have to study and evaluate an individual for some time to see if what others have told you is true (Sniper approach) sorry there isn't a faster way really outside of a lucky pick. 

I've been studying up, and listening to the podcasts and have come to realize all the mistakes we made on that deal.

I have a Bachelor's degree in International Studies, and minors in Business and Spanish. 

I am currently working with one of the premier minds in this area IE mining for lots.... and shadow plats.working on a home study course that will allow those who purchase to jump ahead of competition as in hardly anyone knows how this is really done.. 

Aside from those goals, I plan to read and study as much as I can on real estate in the upcoming 2 years.

I have a meeting (tomorrow) with a very motivated seller but I don't know how to approach this deal..I've been studying the BRRRR strategy not wholesaling but this opportunity has presented itself.I've never done a wholesale but I'm familiar with the concept.....
