Agreed and all things equal if you are a quality applicant why would you pay it when you could move somewhere else and not.    

None of them are perfect, but make sure that the one you select is truly providing you a turnkey product and that they provide you a good quality property manager.

In my opinion it will matter more the quality of tenants you get.

We did mostly durable, high end finishes so that we could attract high quality tenants, and charge above market rents.

We're hoping that speeds up the process and makes our lives a lot easier, controlling the money ourselves!

You want a quality house and a good house that is more expensive can net you more in the end than two cheap homes. 

Only in the sense that the host provides more amenities and a higher quality "tents".
