Since the markets are so tough right now you may want to consider stacking your capital first.

This is a tough market and a deal that good probably went for full price or over asking price in this market.

Is there nothing the tenant has to do to prove hardship or job loss or anything? 

I'm really having a tough time finding a deal that makes sense. 

Long story short as you had mentioned I was more or less able to prove that she was indeed the culprit of the fraudulent lease and was told she would be arrested for trespassing if not out by next day at 9am.

@Matt Romano, yes, I agree with you on that and other special scenario(s) , my reply is more for generic situation for investor.But it's very tough to find a good deal in today's scenario, until you are very lucky.

@Bryan Brooks RECORDS have the paperwork ready so you can prove on time payments especially, but also maintenance etc. u only have to put this together once.

@Paul VuVegas is pretty tough on finding Brrrr opportunities.

DFW multi family inventory is really low and there’s a lot of competition, it will be really tough to find 10% COC.
