The cameras are outside in my driveway and my front door, I checked first and I can put cameras in “common” areas to protect my property, but I don’t have cameras in her front door, my cameras recording my driveway and her guest parks his car there too every day...

The way my lawyer explained it "the seller could sign a hundred contracts as they are no laws against it".The way to protect yourself is to a public filing of the P&S contract at the county clerk's office and the first to file would take precedence against all others.
